Three materials get argued about on every reroof estimate we write in the SCV: concrete or clay tile, standing-seam metal, and architectural asphalt shingle. Wood shake used to be the fourth. It isn't anymore — in the Very High Fire Hazard Severity Zones that cover most of our hillside and canyon housing, untreated wood shake and shingle are effectively off the table, and no inspector at the City counter or L.A. County Public Works is going to sign off on one.
That rule isn't hypothetical. The Tick Fire came through Canyon Country and Agua Dulce in October 2019. The Sand Fire burned Sand Canyon in 2016. The Rye Fire ran near the I-5 in 2017. Embers travel a long way ahead of a front, and they land on roofs.
So here's the head-to-head on the three forces that decide how a roof holds up here: embers under Chapter 7A, 100-degree UV, and Santa Ana uplift.
Fire and embers (Chapter 7A, WUI)
All three can be built as a Class A assembly. That word — assembly — is the part people miss. A Class A rating isn't a property of the tile sitting on the pallet. It's the whole sandwich: deck, underlayment, cap sheet where required, and the covering. Plus the parts nobody photographs: ember-resistant vents and enclosed or boxed eaves. A house can lose its attic to an ember that rode up under an open eave while the roof surface stayed untouched.
- Tile — noncombustible on its face, but tile roofs have gaps. Open ends at the eave and ridge need bird stops and proper closures, or you've built an ember funnel.
- Standing-seam metal — the cleanest ember story of the three. Very few open joints, nothing to catch and hold burning debris, no granules to lose. Underlayment still matters.
- Architectural asphalt — Class A when built to the listed assembly, and most architectural shingles are. Fine. But it's the material with the most organic content, and it ages fastest.
None of that helps if leaves pile in the valleys. Around Sand Canyon and Bouquet Canyon we see roof valleys packed with dry oak litter every October. Clean them.
100-degree summers and UV
This is where asphalt gives ground. Summers routinely top 100°F, and the UV cooks the volatiles out of the shingle until it cracks. A shingle roof in Newhall lives a harder life than the same shingle on the coast.
Tile shrugs off UV — the tile itself will outlast the person who bought it. The catch is underneath. On an SCV tile roof, the tile lasts 50-plus years and the underlayment fails at 20-25. That's the single most useful fact for anyone in Valencia or Stevenson Ranch with a 1990s S-tile roof. You very likely don't need a new roof. You need a lift-and-relay: pull the tile, replace the underlayment, reset the same tile. Costs less than a tear-off and reroof, and it keeps the tile your HOA already approved — which matters, because Valencia's village associations run architectural review, and changing tile color or profile means a committee sign-off before anybody starts work.
Metal handles UV well. Coatings fade over decades, and a dark standing-seam roof gets genuinely hot, so ventilation isn't optional.
Santa Ana uplift
Late September through December or January, the dry offshore gusts accelerate down Soledad, Bouquet, and Sand Canyon. What we pull off roofs after a strong event, by material:
- Tile — cracked and slid tiles, especially at rakes and ridges where the fastening was minimal. A cracked tile isn't a leak on its own. It becomes one the first hard December rain, once the underlayment underneath is already 22 years old.
- Asphalt — torn tabs and peeled courses. Six nails instead of four, and proper starter strip, is most of the fight. Cheap installs skip both.
- Metal — the strongest of the three in wind if the clips and seam spacing are done right, and the worst if they aren't. Panel installation quality is everything.
Wind damage almost never announces itself. It shows up in January when water finally finds a path through a flashing that dried out over a 100-degree summer.
What we'd actually recommend
If you've got tile now and it's a tract home from the 80s or 90s, keep the tile and redo what's under it. If you're on asphalt in older Newhall or Canyon Country and you're replacing anyway, upgrading to a proper Class A architectural shingle with a real ember-resistant vent package is the sensible move; going to tile means checking your structure can carry the weight. Metal is worth the premium on exposed canyon lots — the ones off Agua Dulce or up the ridgelines in Acton where the wind hits first and there's brush on three sides.
One practical thing before you sign anything: confirm whether your address is inside city limits or unincorporated county. Valencia, Saugus, Newhall, and Canyon Country permit through the City of Santa Clarita Building & Safety Division. Acton, Agua Dulce, Castaic, and Val Verde go through L.A. County Public Works. Different forms, different inspections, and contractors who work one side don't always know the other. Also verify the CSLB license carries the C-39 Roofing classification — general licenses don't cover it.
