Do I need HOA approval before you can start?
In most tracts, yes. The architectural committee signs off on tile profile and color first, and Bridgeport and Westridge enforce their palettes closely. We'll pull the sample and spec sheet for your submittal.
My house is in one of the newer FivePoint villages. Worth calling?
Those are still under builder warranty, so replacement usually isn't the answer. What we see there is leak diagnosis and solar-related work — penetrations, flashing, tile cracked by panel crews.
